Step 12 to Selling Your Home: Your First Showing!

Fabulous news—we have our first showing request! 🎉 This is the moment all your hard work has been leading up to. A successful showing can make a lasting impression on buyers, and a few simple steps will help ensure your home shines.

Pre-Showing Checklist

Before every showing, here’s what to do:

  • Clean & tidy: Keep your home looking just like it did for the professional photos. Dishes away, counters cleared, and floors free of pet hair.

  • Bathroom touch-ups: Put down all toilet lids.

  • Lighting & windows: Open curtains/blinds and turn on all lights before leaving. Bright homes feel bigger and more welcoming.

  • Valuables: Secure or remove jewelry, prescription medications, or personal documents. It’s always best to take them with you.

  • Privacy: Hide bills or mail that show your name—we want buyers focused on the home, not who owns it.

  • Security: Turn off alarm systems and lock all doors before you leave.

During the Showing

  • Timing: Showings last 15–30 minutes. Plan to leave 15 minutes before the scheduled time and stay away at least 45 minutes to 1 hour in case buyers are early or linger longer (a good sign!).

  • Access: The buyer’s Realtor will use the lockbox to enter. They’re expected to turn off lights and lock up when finished.

  • Pets: Take pets with you if possible. If not, crate them or ensure they’re secured and calm around strangers.

  • Brochures: Once your printed brochures or MLS sheets arrive, leave them on a table or in the foyer for buyers to take.

After the Showing

The buyer’s Realtor will automatically receive an email requesting feedback. Realistically, only about 30% respond. When we do receive feedback, we’ll forward it to you immediately.

Don’t get discouraged by mixed comments—it’s normal. Remember, we don’t need everyone to love your home—we just need one right buyer.
